Looking to Buy? Beware These Red Flags.

Going to an open house is exciting! You get to find answers to all those details that the listing didn't mention while seeing big items like appliances and closets up-close. However, don't be blinded by the nice brochure or fresh paint; sometimes homes are hiding something. Realtor.com has made a list of ten red flags to be on the lookout for at any open house. Some of these issues could be nothing, but you should always look into them to be safe!

Going Overboard with Air Fresheners

At a glance (or sniff), you might just think that the owners are trying to make the home's atmosphere as pleasant as possible; however, having overpowering plug-ins or lit candles in every room can represent an attempt to hide lingering odors that would otherwise dominant the air. Be on the look-out for pet stains, smoke damage, or mildew on the floors, ceilings, and walls.

Water Is Not Your Friend

Speaking of mildew, you should always take a good look under sinks, around tubs, or along pipes to make sure that there are no signs of mold or water damage. Although it might not look like much from the outside, visible mold or water damage on walls and ceilings might just be the tip of the ice burg. In addition, be sure to note and ask about any creeks or ponds located close to the house. They might look nice now, but a single flooding event can cause thousands of dollars in damage.

Ventilation Is Key

Over time, poor bathroom ventilation will have the same effect as true water damage. Water vapor that sits in an enclosed area will form condensation on walls and ceilings, allowing mold to grow and causing paint to bubble or peel. Pay close attention to condensation on windows or paint damage along windows and vents.

Uneven Tiling

Take a good look at any tile that might be in the kitchen or bathroom. If it has large gaps or is uneven, it might reveal that the owners were prone to less than stellar DIY work. Uneven tile isn't a big deal on its own, but it could be a sign of a larger trend in shoddy workmanship.

A Shaky Foundation

Small cracks are normal in any foundation, but make note of any larger gaps that could represent structural problems. If you get the chance, try to discretely roll a marble across the floor to look for sunken areas. Other classic signs of an uneven foundation are doors and windows that stick. On the other hand, windows that stick or have obvious gaps in the frame could be installed improperly, a problem that can cost thousands of dollars to fix.
