For Sale by Owner Transactions Fall to All-Time Low

Sellers sometimes decide to handle their home sale on their own in order to avoid paying a commission, a type of real estate transaction known as For Sale by Owner (FSBO). Of course, readers of this blog will know that FSBO generally results in little to no financial benefit for the seller, as the lack of commission is offset by a reduction in sale price. In fact, once you consider the significant amount of time and stress that goes into selling a home, hiring an agent for a neutral net profit seems like a no-brainer. Luckily, the 2018 edition of the Profile of Home Buyers and Sellers shows that home sellers are paying attention, as the proportion of FSBO transactions fell to a new record low this year!

Study Points to May as the Best Month for Sellers

When is the best time to sell? It's a question that every potential home seller has asked themself at least a dozen times. Although personal reasons will always trump market conditions, there are some strong indicators that the best time of the year in which to sell is almost upon us. A recent study showed that May was the month with the highest average premium on home sale prices!

Why You Shouldn't Worry About Selling Too Soon

In today's housing market, where strong price growth has become the norm, many potential sellers are having the same thought: "I don't want to lose out on profit by selling my home too early". These home owners believe that, by holding out for a few extra months, they will be able to add thousands of extra dollars to their bank account. While this may seem like a tempting proposition, Realtor.com recently pointed out three flaws in this thinking. In reality, there is little reason to be overly concerned with the timing of your sale within the current market as long as it fits your personal timeline.
